    Why this matters right now

The spray foam problem is bigger than most homeowners realise — and it is still growing.

Around 250,000 UK homes have spray foam insulation, installed through government-backed schemes including ECO4 and the Great British Insulation Scheme. Many of those homeowners are only now discovering what that means for their ability to sell, remortgage, or release equity.

    75%

of major UK lenders won't lend

A BBC investigation in November 2024 found that three quarters of the UK's biggest mortgage providers — and all equity release lenders surveyed — would not lend against homes with spray foam in the roof.

    35%

    of inspected homes had defects

In a 2025 survey of over 500 properties, the Property Care Association found that 35% had at least one defect caused by spray foam installation — and 27% of those required re-roofing or re-quilting.

    15–20%

    potential property value reduction

RICS guidance indicates that properties with spray foam may warrant a valuation reduction of up to 15–20% to reflect the risk and potential cost of remediation — regardless of whether the foam itself has caused damage.

    £7k–£20k

    charged by rogue removal traders

Trading Standards has reported cases of homeowners being pressured into paying between £7,000 and £20,000 for unnecessary or botched removal work, often following unsolicited cold calls.

Source: HomeOwners Alliance / Trading Standards, 2026

Government action is happening — but most homeowners are still unprotected

In March 2026, the HomeOwners Alliance CEO attended a ministerial meeting with Energy Security Minister Martin McCluskey, mortgage lenders, Citizens Advice and the Property Care Association to address the crisis. The government is now pushing lenders to accept properties where correct paperwork exists — but the vast majority of affected homeowners do not have this paperwork.

RICS advises homeowners to obtain independent expertise, commercially separate from the installer and manufacturer, from a qualified professional before making any decisions about spray foam in their property.

How does SprayFoamCheck fit into the picture?

There are three routes when spray foam is flagged. Here's how they compare.

    What clients say

    Real homeowners. Real situations.

    ★★★★★
"Surveyor flagged the foam on our 1930s semi and the bank pulled the offer the same week. Jan came out the next morning, spent nearly two hours up there with his moisture meter and camera, and had a proper written report with us by tea time the following day. Broker passed it straight to the underwriter and we completed three weeks later. Can't fault him."

    — Rachel & Pete, Heswall

    ★★★★★
"Had a lad knock on the door telling me my roof was 'rotting from the inside' and quoted £8k to rip it all out. Something didn't sit right so I asked on our village WhatsApp and two people said try Jan. He came round, checked everything properly, and told me the foam was actually doing its job and the timbers were dry. Saved me a fortune and a load of stress."

    — Mark, Sale

    ★★★★★
"My mum's in her 80s and was getting hassled by an installer telling her the loft needed urgent work. I drove up from Bristol and got Jan booked in. He sat with her at the kitchen table afterwards and went through every photo. Honest bloke, no pressure, fair price. Exactly what we needed."

    — Joanne, Formby

    ★★★★★
"Estate agent said our buyer's mortgage was about to fall through on the Friday because of the spray foam. Rang Jan on Wednesday morning not expecting much, he came Thursday and the report landed Friday lunchtime. Sale went through. Don't know what we'd have done otherwise honestly."

    — James, Horwich

    ★★★★★
"Two installers had been out, both told us completely different things — one said leave it, one said remove the lot for £6k. Found Jan through a post on the local Facebook group. He had no skin in the game, just looked at it and told us straight. Sleep a lot better now."

    — Priya, Didsbury

    ★★★★★
"Bought the place in 2019 not really knowing what was in the loft. Solicitor for the buyer started asking awkward questions when we put it back on the market. Jan did a proper inspection, gave us a clear report we could send over, and the sale moved on. Worth every penny."

    — Tom, West Kirby

An inspector with no interest in what you do next.

SprayFoamCheck was set up because homeowners kept arriving at the same situation — being told conflicting things about their spray foam by people who had a financial reason to say what they said.

Free inspections that turned into removal quotes. Surveyors flagging foam as a blanket risk without looking at what was actually installed. Homeowners paying thousands to remove insulation that didn't need removing.

We don't install spray foam. We don't remove it. We don't refer you to anyone who does. Our job is to visit your property, assess what's actually there — including a hygrothermal condensation risk calculation based on the installed build-up — and tell you exactly what it means in plain English.

If your spray foam is fine, the report will say so. If there's a problem, you'll know exactly what it is before spending a penny on anything else.
