No. There is no official spray foam "removal certificate" in the UK, and the Building Safety Regulator's spray foam research does not deal with removal at all[1]. What helps is evidence: the removal firm's invoice and method, before-and-after photographs[2], and an independent check of residue, timbers, underlay and ventilation.

Key facts
- The Building Safety Regulator's six spray foam publications (2024–2025) do not address removal or what happens after it.[1]
- An ombudsman decision (2025) found a lender could doubt a report from the firm that then removed the foam.[3]
- Legal & General later-life lending (page dated 23 June 2026) accepts removed foam with conditions, including residue cleared and a roof report.[4]
- Accord Mortgages' unacceptable-properties page lists spray foam, including where it was later removed (checked 20 October 2026).[5]
- Nationwide's published criteria deal with foam that is present and say nothing about removed foam (© 2026).[6]
- Trade press reported a PCA removal-contractor membership on 27–28 August 2026: a benchmark, not regulation.[7]
- Energy Saving Trust (updated December 2024): mineral wool at loft-floor level is among the lowest-risk insulation options.[8]
Is there an official spray foam "removal certificate"?
No; this guide found no official proof-of-removal document (claims we checked).
What should you get from the removal firm?
Ask for these before the final payment, while the job is fresh:
What should be checked in the loft after spray foam removal?
Four things: whether the foam and its residue have gone, the condition of the timbers, the condition of the underlay and roof covering, and whether the loft…
What do lenders publish about homes where spray foam has been removed?
One later-life lender publishes conditions, one lender publishes a refusal, and the other criteria found say nothing specific.
How should you re-insulate after spray foam removal?
At loft-floor level, once the timbers and ventilation have been checked.
What if you are buying a house where the foam has been removed?
Ask the seller, through your conveyancer, for everything in the removal-firm list above, plus any report on the roof after removal (step-by-step if the foam…
What if you want to make a claim after removal?
Gather what still exists: the original contract, payment records, removal invoices, photographs and any readings.
What to do next
- Ask the removal firm now for anything missing from the list above.
- Take your own dated photographs of every slope, the eaves and the loft floor.
- Hold off re-insulating until the timbers and ventilation have been checked.
- Read what your lender, or your buyer's lender, publishes, without assuming the outcome.
- If you want independent evidence of what is in your loft, see the inspection below.
Get the loft checked before you re-insulate
With no official "removal certificate", the best record is an independent check of what was left. A post-removal inspection looks for remaining foam or residue at every accessible point and records the condition of the timbers, with photos.
Report within 48–72 hours of inspection. Independent: no installation, no removal, no referral commissions.
Travel included within about three hours of the North West; a fixed supplement further away, shown with your total before you book.
It's evidence for your own decisions. It isn't a report for a lender.

Spray foam removed, but the loft still couldn't breathe
Walsall · Recent inspection · Post-Removal Verification
Open-cell foam from 2021, removed about five years later. The removal had been done, but no vents were seen in any of the three roof spaces, the eaves were 60–80% blocked, and 13 of 15 timber readings sat at or above 20%.

near Horsham · Recent inspection · Post-Removal & Insulation Check
Open-cell foam from 2022, later removed and replaced with multifoil. Solid foam was left in the eaves on both sides, the foil was not the product on the contract and hung from staples alone, and 6 of 11 timber readings reached 20% or more.

Torbay · Recent inspection · Post-Removal Verification
A buyer's solicitor asked four questions about a loft where foam had already been removed. The removal was substantially complete, daylight showed through the soffits at four points, all 13 timber readings were under 20%, and no work was identified as necessary.

Questions people ask
Our sellers had the spray foam removed. What should we ask for?
Ask for the removal firm's invoice and method statement, dated before-and-after photographs, how the waste was taken away, and any report on the timbers and underlay. If none of it covers residue or ventilation, consider an independent inspection before exchange. Lenders differ: one lists homes where foam was later removed as unacceptable[5], while a later-life lender accepts them with conditions[4].
Is the removal firm's completion paperwork independent evidence?
Not on its own. In one ombudsman decision the lender was entitled to doubt the independence of a report from the firm that then removed the foam and charged for it[3]. In another, the removal firm gave no reason for removal and supplied no report[2]. Keep the paperwork, and add an independent check.
Will a mortgage lender lend on the house once the foam has gone?
One later-life lender publishes conditions and one lender refuses; the other criteria found say nothing specific. Accord's criteria page, checked 20 October 2026, lists spray foam as unacceptable even where it was later removed[5]. Legal & General's later-life lending accepts removed foam with conditions, including residue cleared, a roof report and building control sign-off (page dated June 2026)[4]. No one can promise what a lender will do.
What is a post-removal survey?
It is an inspection of the loft after the foam has gone: whether foam and residue remain, the condition of the timbers, underlay and battens, and whether the eaves and vents are open again. One lender asks for a roof report by a structural engineer or chartered surveyor after removal[4]. It records the roof's condition on the day; it is not an official approval.
Can I put new insulation straight back in?
Can a removal firm give me a "removal certificate" my lender will accept?
No official "removal certificate" exists in the UK, so no firm can issue one that a lender has to accept. Each lender sets its own conditions. One later-life lender asks for residual foam removed, a roof report by a structural engineer or chartered building surveyor, repairs done and building control sign-off[4]. In one ombudsman decision, the lender could doubt a report from the firm that removed the foam[3]. Ask your lender in writing what it needs.
