This inspection produces an independent condition record: complete removal, timber condition, ventilation restoration, and current moisture status. It is not a lender-accepted certificate — lenders typically require a RICS valuation, which is a separate instruction. Where the RICS surveyor or solicitor asks for independent specialist post-removal evidence, this report is built to support that.

    A certificate from the removal company is not independent

    When a removal company issues its own post-removal certificate, it is confirming the quality of its own work. There is no independent oversight. Paperwork produced by the company that carried out the removal is not independent of the company that carried out the removal. An assessor with no involvement in the work has no interest in the outcome either way.

    Is there a spray foam removal certificate?

    There is no official or government-issued certificate for spray foam removal. What removal companies normally hand over is their own paperwork — a receipt or "certificate" written by the same firm that did the work.

    If a buyer, surveyor or solicitor has asked for proof that the foam has gone, what they usually mean is independent evidence: confirmation from someone with no stake in the removal that the loft has been cleared and left in sound condition.
