Who told you that you need spray foam removal?
In the majority of removal cases we see, the recommendation came from a party with a financial interest in the work: a removal company quoting after a free survey, a cold caller, or a contractor offering installation alongside removal.
That does not mean every recommendation is wrong. Some lofts genuinely need remediation. It means the recommendation should be verified by someone who has no stake in the outcome.
A £295 inspection gives you that verification — in writing, with photographs, moisture readings, and a clear conclusion you can show your lender or solicitor.
The type of foam in your loft changes everything
Open-cell and closed-cell foam behave differently — and lenders treat them differently. Identifying the type is the first job of the inspection.
Open-cell foam
Softer, vapour-permeable, less adhered to timbers. Often acceptable to lenders when ventilation and timber condition are evidenced. Removal is more straightforward and lower cost.
Typical removal cost: £2,000 – £6,000
Closed-cell foam
Rigid, dense, strongly adhered. Vapour-resistant — which makes ventilation and moisture risk more significant. Lenders are more cautious. Removal is laborious and timber damage during removal is a real risk.

What happens after a SprayFoamCheck inspection
Independent inspections often change the conversation. A few recent outcomes.
We were quoted £4,600 to remove the foam. The SprayFoamCheck report confirmed open-cell foam with adequate ventilation and no timber moisture issues. Our broker submitted the report and the mortgage proceeded.
A removal company turned up uninvited after the surveyor's report. Jan inspected the same day, identified two detailing gaps, and documented everything. The sale moved forward.
