    Honest note on scope: A RICS report or a PCA-accredited protocol report is a separate instruction we do not replace, and any mortgage decision sits with the third parties involved. Our report is not a replacement for those when formally required. What it does is give you — and any surveyor or lender reviewing your case — the clearest possible technical picture before you commit to that cost.
