Honest note on lender acceptance: Some lenders will require a RICS report or a PCA-accredited protocol report before making a final mortgage decision. Our report is not a replacement for those when formally required. What it does is give you — and any surveyor or lender reviewing your case — the clearest possible technical picture before you commit to that cost. Many clients find the inspection resolves the concern entirely. Others use it to understand exactly what further steps are needed and why.

If the foam was mis-sold or non-compliant with its own BBA certificate — and you paid by credit card or finance — the report can also serve as independent evidence in a Section 75 claim or Financial Ombudsman complaint.
