    Honest note on lender acceptance: Some lenders will require a RICS report or a PCA-accredited protocol report before making a final mortgage decision. Our report is not a replacement for those when formally required. What it does is give you — and any surveyor or lender reviewing your case — the clearest possible technical picture before you commit to that cost.
