You can buy a house with spray foam, but check it before you commit. In a BBC survey of the 20 largest lenders in November 2024, five would not lend and most decided case by case[1]. Confirm what is in the loft, get the paperwork, check your lender's criteria and have the roof looked at before exchange.

Key facts
- BBC survey of the 20 largest lenders (Nov 2024): five would not lend where spray foam is in the roof space; most decide case by case[1]
- Government position (Aug 2025): spray foam alone should not automatically prevent lending; decide case by case after a survey[2]
- Roof timbers covered by foam cannot be fully seen or inspected, and leaks may go unnoticed (RICS, Mar 2023)[3]
- The RICS Level 3 home survey does not mention spray foam; what gets reported depends on the surveyor[4]
- Nationwide's valuer declines rafter foam, then reconsiders on an evidence pack, or an invasive inspection if the foam is over two years old (2026)[5]

The documents a spray foam installation should come with, according to industry guidance and product approvals. Tick what you have; print or save the list to take to the installer, your conveyancer or a surveyor.

If something is missing
- Ask the installer first. If it has ceased trading, ask the product manufacturer or the Insulation Manufacturers Association whether a pack can be obtained.

- A survey or condensation risk assessment produced after the work can't show the roof's condition before the foam went in, even if one is supplied retrospectively.

- Under the PCA inspection protocol, a missing or incomplete pack, or one not made at the time, can lead a surveyor to conclude there is “insufficient information”, and the protocol then points to further steps, such as a specialist survey.

- A complete pack doesn't prove the installation matches it: a product approval covers only work carried out as the approval describes.

- If there is no pack, the industry consumer guide suggests a specialist surveyor inspects for defects or departures from standards and manufacturer guidance. An independent inspection records what can be seen and tested; the foam hides the rest.

Confirm it is spray foam
Look from the loft hatch with a torch, or ask the seller what was installed. Open-cell foam is soft and closed-cell foam sets rigid[6], and foam sprayed directly onto tiles or slates was high risk in every scenario the government's moisture research modelled[7]. How to tell if a house has spray foam
Ask the seller for the paperwork
Ask for the contract, product approval, condensation calculations, photographs, moisture readings and any warranty, which RICS says buyers should make sure are available[3]. The checklist below shows what a full pack contains. What paperwork spray foam should come with
Check what your lender publishes
Ask your broker or lender before paying for searches and surveys; positions differ and change. Nationwide's valuer initially declines foam on the rafters, then reconsiders on a full evidence pack or, if the foam was installed over two years ago, an invasive inspection by an MRICS/FRICS chartered building surveyor (criteria as published in 2026)[5]. What mortgage lenders publish
Get the roof looked at before exchange
The RICS Level 3 survey does not mention spray foam, and a surveyor may ask for an independent specialist report[4][3]. An independent inspection records what can be seen and tested; foam hides the timber directly behind it. Should you buy a house with spray foam?
Decide: proceed, renegotiate or walk away
Use the inspection and your lender's answer to go ahead, ask for a lower price, ask the seller to deal with the foam, or withdraw. Wait for your lender's decision before you exchange. Your options when buying
If the seller removes it, ask for evidence
Accord lists removed foam as unacceptable (checked 20 Oct 2026), while Legal & General's later-life criteria (page dated 23 Jun 2026) ask for residue cleared, a roof report and repairs done[8][9]. Ask for before-and-after photographs, the removal firm's account of the work and an independent check of the timbers. After spray foam removal
What to do next
- Tell your conveyancer about the foam early and ask them to raise enquiries about it.
- Don't let a deadline push a quick removal with no record of what was done.
- An independent inspection is evidence for your own decision: proceed, renegotiate or walk away. It is not a report for a lender, and no one can promise what a lender will do.
- If you want independent evidence of what is in the loft, see the inspection below.
Have the loft looked at before exchange
An independent inspection records what can be seen and measured in the loft, with photos, so you can decide to proceed, renegotiate or walk away while you still can.
Report within 48–72 hours of inspection. Independent: no installation, no removal, no referral commissions.
Travel included within about three hours of the North West; a fixed supplement further away, shown with your total before you book.
It's evidence for your decision, not a report for a lender, and no one can promise what a lender will do.

Buying with old foam on the slates: the lowest reading came from failed timber
Stockport · Recent inspection · Spray Foam Inspection
Closed-cell foam on the back of the slates, said to be over twenty years old, with no paperwork at all. Fourteen readings ran 16.3% to 20.6% in summer, and the wall plate, which read just 11.6%, came apart under light finger pressure where examined.

Torbay · Recent inspection · Post-Removal Verification
A buyer's solicitor asked four questions about a loft where foam had already been removed. The removal was substantially complete, daylight showed through the soffits at four points, all 13 timber readings were under 20%, and no work was identified as necessary.

Wirral · Recent inspection · Spray Foam Inspection
Closed-cell foam, about 50 mm, on old bitumen felt, in no document found or provided: the only paperwork in the loft covered the floor insulation. Timber read 7.6% to 19.3%, highest at the ridge and purlins, and a separate leak came from solar hot-water pipework.

Questions people ask
Can I get a mortgage on a house with spray foam?
The surveyor has raised spray foam as a red flag. What now?
It may mean the surveyor could not see the roof timbers or wants more evidence. RICS says foam-covered timbers cannot be fully inspected, and a surveyor may ask for an independent specialist report while following the lender's instructions[3]. Ask the seller for the paperwork and consider an independent inspection.
The seller says the foam has been removed. Is that enough?
Not on its own. Accord lists foam as unacceptable even after removal (checked 20 Oct 2026), while Legal & General's later-life criteria (page dated 23 Jun 2026) require residue cleared, a roof report, repairs and building control sign-off[8][9]. Ask what was done, and have the timbers and underlay checked.
